The record

What we have delivered in Victoria.

One current client, named with their consent, and a feasibility that ran to more than 800 square metres of laboratory.

Intertek Testing Australia engaged JCGAU to run the feasibility for a Melbourne laboratory, and they have consented to being named here and approached as a referee. A feasibility is how a client finds out whether a builder understands their problem before committing to a build.

Behind that sit 15+ years of the director’s commercial and industrial delivery. Every claim on this site is attributed to the entity that delivered it, so a buyer who checks finds exactly what we said they would find.

What we build here

The work we take in Melbourne.

Workplace and office fitout

CBD and suburban tenancies, base building capacity checked with the building manager before the design is fixed.

Industrial and warehouse

The western and south-eastern industrial corridors. Racking, docks, slabs and the services that make a facility work.

Laboratory and technical

Containment, benching, pressure regime and commissioning, which is where our current Victorian client relationship sits.

Refurbishment and defit

Occupied buildings, staged works, and end-of-lease make-good scoped from the lease rather than from a landlord list.

Victorian context

What is different about building here.

Building permit, not building rules consent

Victoria runs planning permits through the responsible authority and building permits through a registered building surveyor, with an occupancy permit at the end. The names and the sequence differ from South Australia, and a programme written for one state does not transfer to the other.

The relevant building surveyor

Victorian building permits are issued by a relevant building surveyor, and the appointment governs the inspection sequence and the occupancy permit at the end. Under a design and construct contract we can arrange the RBS appointment inside our scope. On any other contract it sits with you, and we work to whoever you appoint.

Registered practitioners

Building work in Victoria is carried out by registered practitioners in the relevant categories. We will tell you exactly what registrations sit behind a project rather than leaving you to assume.

Local Jobs First

Where a project attracts Victorian state investment, local content and apprenticeship commitments can become contract deliverables with reporting attached. We plan them from award with a named owner rather than assembling evidence at completion.

City access

CBD and inner-suburban towers run dock bookings, lift allocations and restricted noisy work hours. On a tower fitout the access rules shape the programme more than the scope does, so we read them before we price.

Heritage overlays

Large parts of inner Melbourne sit under heritage overlays that change what can be altered and how long approval takes. It is a first-week question, not a detail-design one.

Industrial land

The industrial work sits west and south-east. Different councils, different stormwater requirements, and a different electricity distributor conversation from the one you have in the CBD.

A programme written for one state does not transfer to another. The consents have different names and different clocks.

People

We have people on the ground in Victoria.

Local teams, local trades and a local supply chain, with one director accountable for the outcome in every state we work in.

Victorian projects are run by people who work in Victoria and know the councils, the surveyors, the distributors and the subcontract market here. That is not a courtesy to the client, it is how a programme written in one state survives contact with another.

What does not change across a border is who is answerable. The same director carries every project, so the person who prices your job is the person who runs it and the person you call when something needs a decision.

Local team

People on the ground in Victoria, not a project managed at a distance.

Local supply chain

Victorian trades and Victorian suppliers, engaged for the work and held to their dates on our schedule.

Local knowledge

The councils, the surveyors, the distributor and the referral bodies that decide a Victorian programme.

One line of accountability

A director on the project from tender through to the end of the defects period.

Coverage

Three states, three teams.

South Australia

Head office, and where the JCGAU builder licence BLD 344769 is held. The South Australian team runs work here.

Victoria

An active team running Victorian projects, with Victorian trades and a Victorian supply chain.

New South Wales

An active team running New South Wales projects, currently delivering the Intertek Sydney laboratory.

One line of accountability

The same director carries every project in every state, from tender through to the end of the defects period.

Questions

Who will actually be on our project?

A Victorian team on the ground and a director accountable for the whole of it. You will know both names before you sign anything.

What has JCGAU delivered in Victoria?

The laboratory feasibility for Intertek Testing Australia, who have consented to being named and can be approached. The director brings 15+ years of commercial and industrial delivery on top of that.

Can you work in regional Victoria?

Yes. We work across regional Victoria as well as the metropolitan area, with the same local supply chain and the same director on the project.

Who appoints the relevant building surveyor?

On a design and construct contract we can arrange the RBS appointment as part of our scope, so it is one less thing for you to procure and one less interface to hold. Where the project is not design and construct, the appointment sits with you and we work to whoever you appoint. Either way the inspection sequence goes on the programme from the start rather than being discovered.

Tell us where the project is and what it has to do.

A Melbourne address and a use class tell us the consent path, the referrals and where the programme risk sits before anyone prices a thing.
