The answers below are the ones we give on the phone. Each is something you can check against a public register, a named client or a document we will send you.
What size projects does JCGAU take on?
Up to $20 million under a single contract, in commercial and industrial new build, fitout, refurbishment and end-of-lease make-good. If an opportunity sits above that line we will tell you plainly rather than price it and find out later.
We want a turnkey outcome. What do you recommend?
Design and construct, and a feasibility study before it. The feasibility settles the site, the constraints and the order of cost while a decision is still cheap to change, and we work with you through it to build the design brief rather than wait for one to arrive. The design and construct contract then follows: one contract, one point of accountability, and the design and the price moving together instead of being reconciled against each other later. You take back a finished, commissioned building, with the as-builts, warranties, manuals and commissioning results indexed at handover. It is how the Intertek Sydney laboratory is being delivered.

Do you have people in the state my project is in?
Yes. Site management is local and permanent in the state the project is in, and the head office is in South Australia. We are licensed in South Australia, registered in Victoria, and we build Class 5, 6, 7 and 8 in New South Wales. We do not run a project by visiting it.
Our landlord has to approve us before anyone starts. What do you send them?
One pack, sent by us to the building manager rather than handed to you to forward. Certificates of currency naming the owner and the managing agent, a safe work method statement for each high risk activity, our quality and WHSE management plan, and the BuildPass record for every person who will come through the dock, subcontractors included. With it go the permit applications the building runs: hot works, penetrations, fire detection isolation, riser and roof access, and after-hours works. The programme goes with it marked to show which works sit inside the noise window and which sit outside it. We work to the building’s rules rather than ask for exceptions to them.
Can you build in a building that stays open and trading?
Yes, and it is a large part of what we do. In an occupied building the dock, the lift booking, the noise window and the after-hours access govern the programme, so they are priced and sequenced at tender rather than discovered on site.

What does an end-of-lease make-good involve?
Returning the tenancy to the condition the lease requires, by the date the lease requires it. In practice that is strip-out of the fitout, removal of the services installed for the tenant, reinstatement of ceilings, lighting, floor coverings and wall finishes where the clause calls for it, making good the base building fabric, and the photographs, certificates and commissioning records the agent asks for at handover. The scope is set by the make-good clause and the condition report rather than by the building, so we read both before we price. We take make-good work in all three states.
What is client-side project management?
Where the project manager is appointed by you and reports to you, while somebody else builds. We can be appointed as project manager, superintendent or contract administrator on projects in all three states. On that project we will not tender for the building work, and we will not take a margin, a rebate or a supplier commission on it.

Will you act as our project manager as well as build the work?
No. We do one or the other on a project, never both. Where we act for you we can be appointed as project manager, superintendent or contract administrator, and the separation is a term of the appointment rather than a matter of good faith.

Are your management systems certified?
No. The plans are written to the requirements of ISO 9001, ISO 45001 and ISO 14001, they are in use on live projects, and they are not certified yet. We will not imply otherwise, and if we take certification we will publish the certificate number and its scope, and not before. We send the plan, the project WHS management plan and the environmental controls for a live opportunity so your team can assess them directly.
How do you procure trade packages?
Packages are advertised to the open market through EstimateOne rather than issued to a closed panel. It takes longer and it means every rate in your price was competed for. Site access, induction, competency and licence currency are then managed through BuildPass before anyone starts.
Can we speak to a referee before we appoint you?
Yes. Referees are provided on request at shortlisting, with the client’s consent. The director brings 15+ years of construction experience, and projects from that record are the founder’s prior-firm contributions rather than JCGAU work. We are careful about the difference and we will always tell you which is which.
