The role
You take a project from award through to the end of the defects liability period: the programme, the budget, the consultant team, the claims and the client relationship. Projects run between roughly $1 million and $20 million, across commercial fitout, refurbishment, industrial facilities and laboratory work.
The part that is different here is what sits either side of delivery. You will be in the tender review before the job is won and you will still be there when the final claim is settled, so the number you inherit is one you helped test.
What you will do
- Own the programme, and defend the critical path in front of a client and a consultant team
- Run the head contract: progress claims, variations, extensions of time and the written record that supports each of them
- Chair weekly site meetings and issue the minutes, and write the monthly report
- Sit in the tender review before award, so the price and the delivery assumptions are the same thing
- Hold the subcontractor relationships on your project, from letting the package to closing out the defects
- Keep the safety, quality and environmental plans live on your job rather than filed
What the role asks for
- Five years or more in a project management role on commercial or industrial projects in Australia
- Projects to at least $5 million carried end to end in a head contractor role
- A construction management, engineering, building or quantity surveying qualification, or an equivalent record of delivery
- Fluent with AS 4000 and AS 4902 style contracts
- Programming in Microsoft Project, Asta or similar, and able to defend a critical path under questioning
- Comfortable in front of a client, a consultant team and a subcontractor on the same day
- Current White Card, and the right to work in Australia
Well regarded, not required
- Laboratory, health, education or data centre experience
- Early contractor involvement or design and construct delivery

The role
Day-to-day delivery on a commercial or industrial site: the programme, the trades, safety, quality, and the client walking through on a Thursday. Sites range from an occupied office floor being refitted after hours to a distribution facility that cannot stop dispatching while we build.
On our projects the site manager sits in the procurement conversations for their own job. That is deliberate. The person who has to sequence a trade is the person best placed to say what the package should have asked for.
What you will do
- Run the daily programme and the trade sequence, and call the clash before the trade does
- Own site safety: inductions, take fives, SWMS review and a toolbox run properly rather than as paperwork
- Hold quality at the point it is built, with the inspection and test plan live rather than retrospective
- Keep the site diary, the photographic record and the daily labour and weather record, because they are what a delay claim rests on
- Sit in the procurement conversations for your own project
- Manage occupied-site constraints: dock bookings, lift access, after-hours windows, noise and dust

Contract administrators, estimators, cadets and apprentices are always worth a conversation.

We keep applications on file in all three states and we do come back to them, particularly for contract administration and estimating. Both of those ask for experience in the same way the two open roles do. A cadetship is the exception: it is the one route where experience is not the point. We commit to apprentice and trainee numbers on public sector projects, and we would rather meet those people properly than on paper.

Do I need commercial experience?
Yes, for both open positions: a minimum of five years in the same role and in commercial or industrial construction. The same applies to contract administration and to estimating. A cadetship is the only route where we do not ask for experience.
Are these roles based in Sydney?
Yes. Both are Sydney positions and both work on Sydney projects. We build in South Australia, Victoria and New South Wales, and we hire into the state the work is in rather than asking people to live out of a suitcase.
What is the pay?
It is in the written offer, and we will discuss the range at the first conversation rather than at the end. Nobody should go through three meetings to find out a number.
Can I visit a site before deciding?
Yes. The second meeting is usually on a site or in the office with the people you would be working alongside, for exactly that reason.
