How the company is run, and who holds what.

Registrations, qualifications, management systems and contract position, set out so that nothing on this page has to be taken on trust. Where a record is public, we have said which register holds it.

Operating model

How the company is run.

Sean Javadi, director of JCGAU Pty Ltd
DirectorSean Javadi, director. Registered building work supervisor for the company’s South Australian licence.

The company is run by its director. That is a statement about how decisions get made rather than a claim about one person: the point is that whoever prices the work is accountable for delivering it, and is reachable while it is being built.

What follows is what the company holds in its own name — the registrations, the qualifications that sit behind them, and the controlled documents that carry the method onto site. Every number on this page can be checked against a public register without asking us for anything.

Director-led, and named in the contract

Executive involvement in day-to-day delivery is the operating model rather than an exception. A senior representative is named in the contract on every engagement and stays with it from the first conversation to defects close-out.

One team, not a relay

Preconstruction, design management, procurement and delivery are held together rather than handed between departments. One team carries the project from the first design meeting through approvals and buyout to handover, which is why nothing has to be re-explained at each stage.

For how we run a project, see why JCGAU.

Registrations

Who holds what.

This is the distinction that matters, so we have made it explicit.

Registrations held by JCGAU Pty Ltd are what the company contracts under. Registrations held by Sean Javadi are personal, in his own name, and they do not extend to the company. A client contracting with JCGAU Pty Ltd is relying on the first group, not the second.

No builder licence requiredFor the classes we buildBuilder licensing under the Home Building Act 1989 attaches to work on a dwelling. It does not apply to the commercial and industrial classes we build, and that position was confirmed to us in writing by an appointed building certifier. New South Wales instead regulates trade licensing and accredited design, which we pass down and verify at buyout.

Aligned to the standards

Each document is written and maintained in alignment with its ISO standard and is in use on every project, not held for tender purposes. Each carries a document reference, an issue date and a revision, because a policy without version control is a statement rather than a system.

Audited on your terms

We will certify to a nominated standard where a project or a panel requires it, and we will accept a client-nominated third-party audit of these systems at our own cost as a condition of prequalification.

Ask us anything else

If your process needs a document that is not published here, ask for it.
